1523 Keaton Lane - **PRICE REDUCED TO $159,900!!

We're still in a buyer's market and buyers today have the opportunity to be very picky. Although there are many homes for sale in Colorado Springs, many home buyers are looking for a house that is "move-in ready" meaning it doesn't need much work (if any) before the buyer can take possession and make a house their home. It still amazes me that many sellers aren't picking up on this - thankfully, I have a seller that knows exactly what buyers are looking for. A home with brand new Frigidaire appliances, including matching dishwasher, refrigerator, oven and microwave are waiting for the next buyer who is tired of looking. The energy efficency of this home doesn't stop there - vinyl windows throughout and ceiling fans in every bedroom. This should be an easy decision - this home has a BRAND new hot water heater, the main level is complete with hardwood floors, a newly updated kitchen, and totally renovated 5-piece bathroom! There's plenty of room too - 4 bedrooms plus and office in over 2100 sq ft of finished space! But it gets better - beautiful Pikes Peak mountain views and level yard space for outdoor activities. We're even including the swing set in the backyard. What else could you want? Storage space - okay. Huge laundry and storage room with built-in shelving, a 1-car garage with workshop table and additional storage space above. Finally, if you have any worries at all, we're purchasing the buyer a 14-month Blue Ribbon Home Warranty to squelch any possible concerns. Yeah, I know. It's amazing. Come check it out online or contact a Colorado Springs Real Estate Agent for a showing.

Looking for a deal in real estate?

I can't tell you the number of times potential buyers have told me, "Let me know when a deal comes along and then I'll think about buying." Here's the truth - with the buyers market that we're currently experiencing, there are deals everywhere and most real estate investments that you'll make at this time are going to pay off in the long run. Obviously, that's not that case on everything and it's important to find yourself the world's best Realtor to make sure you're making a wise investment for the future. Of course, even an amazing Realtor can't be 100% sure, but we can certainly counsel you on your decision and provide crucial information to help you make an educated decision when buying a home.

All that said - here's a deal. A home that's ready for move in. Brand new paint and carpet in the basement, plus air conditioning already installed! The interior and exterior are in great shape, from the 3 year old roof to the carpet inside (plus, the original hardwood floors under the carpet if you want to go that route). Very cute covered porch/patio in backyard, as well as a large lot (9664 sq ft). Lots of upgrades too - vinyl windows, attic fan, plus all appliances are included in sale (including washer and dryer). If you're familiar with Colorado Springs, you know about the beautiful Memorial Park where the Colorado Springs Balloon Classic takes place, as well as the best fireworks show in the city on the Fourth of July. Here's the best part - you can watch these both from your living room window! This home is less than a mile from Memorial park, and less than 3 miles from downtown Colorado Springs. It's a phenomenal location....I know, I know, you want the price. I saved the best for last: $167,000 for this 2250 sq ft home. That's about $74/sq foot. I know, my jaw just hit the floor too. Yep...great deal.

Some great news for buyers and real estate professionals on the Colorado housing market!

As a Colorado Springs real estate professional, I'm encouraged by the great article, just released from the Colorado Springs Business Journal: http://csbjblog.blogspot.com/2008/03/home-sales-post-increase.html

After 6 months of a decrease, sales of existing homes in February finally showed a 2.9% increase nationwide. Most of the experts have said we'll have to wait out all of 2008 to see much of a major turn in the current trend, but we would all be happy to see "the experts" proved wrong.

Check out the article and give me a call if you have questions about buying or selling a home in the Colorado Springs area.

New Home Construction in Colorado Springs

Now is the time to buy a home in the Colorado Springs area. It's still a buyers market with too many properties for sale and not enough active buyers. This means you can come across some amazing deals on both new and resale homes in Colorado Springs, Colorado Springs townhomes and condos, and downtown lofts. Whether you're looking for an investment property to rent, a second home, or a new primary residence I can help you in finding the perfect property in Colorado. You currently have a wide selection of homes in virtually any Colorado Springs neighborhood.
Keep in mind that in Colorado, the seller pays the commission of both real estate agents. So you can be represented by a professional Colorado Realtor for your next home purchase without paying any commission fees to an agent! However, many builders require that if you want to be represented, your agent must accompany you to your first visit to their model homes. Keep in mind that the reps sitting at the office on-site are hired by the builder. They are not there to represent your best interest. That's why it's important to hire your own real estate agent to work for and personally represent you in the home buying process.
Many builders have inventory (or "spec homes") that they want to move and sell quickly. They are currently offering significant discounts, added incentives, price reductions, and are willing to negotiate. Some are offering all kitchen appliances as well as a washer and dryer. Their homes are truly move-in ready. You can also save money by using their preferred lender to finance your new home, sometimes up to $10,000 off the list price just for using their lender. You'll probably end up paying a bit more for this service so it's important to check out all your options before signing any paperwork.
If you have more time to wait, another option is building from ground up which allows you to select a lot and customize features, colors, and other options depending on the builder. It's important to know what features are standard and what things you're going to have to lay down some extra cash. Often times, model homes have many amenities that are not included in the base price. Even the lot you choose could add an extra cost to the price of your home.
There are many factors to consider when looking at buying a home, especially if you need to sell your home first. Contracts can be written with a contingency that you must sell your home before closing on the one you desire to purchase, but it can be complicated and must be done correctly.
Contact me today if you're interested in getting more information on available Colorado Springs real estate. I can help you in the purchase of new or resale homes and guide you through the entire process.

With a small-town, community feel, Black Forest provides a variety of homes in a quiet, peaceful setting. Set among the natural settings of both tall pine trees and open prairies, many people choose Black Forest because of the seclusion, even though it's just a few miles away from Colorado Springs.
Many properties in Black Forest are zoned for horses and Colorado home buyers will find plenty of acreage in this small community, often times 5+ acre lots. Larger lots sometimes include a house, 40+ acres, and other improvements such as barns, shops, and horse arenas.

Well, it started snowing today in Colorado Springs. It's such crazy weather here sometimes - it was probably 60 degrees this morning when I left the house, but now at 2:30, it's freezing outside and I'm wearing a short sleved shirt. Who knows - maybe we will have a white Christmas. For that reason, Colorado Springs is a great place to live - we always have the possibility of having a white Christmas and then sunshine the next day.

Last year, I was showing a buyer homes in the snow. I actually wrecked my car one day, trying to be the dedicated real estate agent. Thankfully, despite all the problems, I was able to close on a condo with that buyer at the end of January so my hard work paid off. Then, I had money to fix my car!

This year, I'm taking it a little easier and getting my Christmas shopping done early. I actually got all my gifts and had them wrapped 5 days before Christmas! That's a record for me.

If you're looking for a great Christmas gift or a way to ring in the new year, you should buy a house! HA! Perfect! I can help. It seriously is a great time to buy a home in Colorado Springs. The market is very soft and this means that there are plenty of homes for sale in Colorado Springs and not enough buyers. I would love to help you in the process of buying or selling a home so please contact me for more information.
