Colorado Springs has an award-winning comedy improv troupe who perform regularly at the Broadmoor Hotel and The Loft Theater in Old Colorado City.

They've been entertaining audiences with their live comedy improv shows since 2004, and their clean comedy has been awarded best live comedy and the group has won many awards as well, including best theater troupe, best actor, and best actress.

If you're looking for some great entertainment in Colorado Springs, come see one of their live shows. Tickets are reasonably priced, usually $10 or less.

Have you ever seen the show Who's Line Is It Anyway? and wished you could be part of the audience? Well, now you have your chance to see a live comedy improv show with the local theater troupe Stick Horses in Pants.

The Stick Horses have been around since 2004 and started right here in Colorado Springs. Although they keep busy with company parties, weddings, corporate events and entertainment at various functions, they also perform regularly in Colorado Springs. Their shows are family-friendly and open to the public.

Come see them create comedy on-the-spot, using audience suggestions to form scenes with their short-form improv. It's a great family event because it's inexpensive entertainment, and family-friendly! Tickets are $8.00 for adults, and $5.00 for students and military (and you can get this price for seniors if you ask).

The Stormwater is about to hit the fan

The City of Colorado Springs has announced they will start assessing liens on property owners who are behind on their Stormwater Enterprise Fee payments. If you're not familiar with the program, it means you are probably one of those who hasn't paid your quarterly fees or you don't live here. Basically, Stormwater Enterprise was established to collect quartely fees from homeowners and use that money to complete improvements and projects for our drainage systems. Your fee is calculated based on the total amount of impervious surfaces on your property to include driveways, rooftops, patios, sidewalks, etc. But don't panic - the average quarterly fee for a residential property is only $12.75. Unfortunately, this is a fee instead of a tax so you can't write off this cost at the end of the year on your taxes. I'm not going to go into detail, but click here for frequently asked questions about SWE.
Here's the real problem - some people aren't paying! More than some - there's nearly $2.45 million in unpaid fees at this point. So the city made it known today that they will start assessing liens to properties of deliquent homeowners. The city claims they are willing to work with you on a payment plan but don't let this go to collections or you're up a creek (pun intended).
Now for my two cents: seriously?!? If the average bill is $12.75 a quarter, that's about 0.14 cents a day folks! Do you really need a payment plan? $4.25 a month? That's not even a pack of cigarettes (now that the tax has gone up), a combo meal at Wendy's, or a dozen color copies at Kinko's. It's really not worth getting a lien on your property.

"First Time" home buyer ... only 3 years of non-ownership

Have you heard about this program - $8,000 tax credit for 1st time home buyers? Let me just start of saying it's a pretty good program if you're looking to purchase a home. There has been so much confusion around it since they started with the $7,500 tax credit (which had to be repaid) but the $8,000 is a true credit and you DO NOT have to repay this amount.
Plus, this is not just for first time homebuyers - the requirement is that you haven't owned a home in the last 3 years. As with any government program, there are some requirements that you have to meet such as living in the home for 36 months (3 years for those of you who struggle with math and calendars), must be your primary residence, and you must close before DEC 1 2009. Also, you must not exceed $75,000 annual salary as an individual or $150,000 as a couple to receive the full $8,000.
Talk to your tax professional to see if you're a good candidate and check out http://www.federalhousingtaxcredit.com/2009/home2.html for more info. Keep in mind that you may be able to amend your 2008 taxes and receive the money immediately!

Foreclosures down for January 2009

Good news - USA Today reports foreclosures are down 10% in January and you can check out the State-to-State foreclosure statistics for more info. Colorado was number 11 in the county for foreclosures in the month of January, with 1 in every 492 homes foreclosing. More encouraging news is that Colorado foreclosures are down nearly 37% from January 2008.

It's about time for a buyer-friendly home search

I know that many buyers are frustrated with the process of finding a home. It can be a long, exhausting series of events...and that's before you even get under contract!

Let's be honest, when you're driving around looking at homes sometimes you just don't want a real estate agent in the car with you talking your ear off about the historic statue you just passed or why the city is now using special salt treatments to melt ice on the streets. TMI as some people say. You just want to view local neighborhoods and get an idea of what homes you like, but you need an agent there to tell you the price, square footage, etc....right? I can't tell you the number of times potential buyers have told me, "Let me know when a deal comes along and then I'll think about buying." What upgrades are the best in cost vs. value?

As a REALTOR, one of the most common questions I get is homeowners wondering what areas of their house they should be investing money to upgrade. If you only have a limited amount of money to improve your home, you obviously want to get the best return on it when you sell. I always recommend concentrating on 1) curb appeal (exterior) 2) kitchen 3) bathrooms. There are also small things you can upgrade around the home such as switchplates, lighting fixtures, baseboards, paint colors, etc. that can bring a new and vibrant look to your house. But don't just rely on my opinion, check out the study that was just released in September 2008 on remodeling projects that pay. If you don't have the time and money to invest in major projects, check out the 8 Quick Fixes instead. Most of all, I would encourage you as a homeowner to not wait until you're ready to move to remodel. I've heard it from many sellers - they fix up the house to prepare it to sell, and then they wish they could stay there because they love the new wood floors, remodeled bathroom, and rooms that have been white for 30 years that now have a paint color they love. Take pride in your investment and make it a place you love spending time.

Home Colorado: The Good News About the Colorado Real Estate Market

What? There's good news about the real estate market? Definitely. Despite what the media wants you to think, houses are continuing to sell in this market and Colorado cities have been picked as great places to buy real estate in this market according to SmartMoney Magazine. The important thing to remember is each market is different. You can't just take a snapshot of the nation and report it as "where real estate stands." Denver, CO (as well as Colorado Springs) is actually seeing a brighter outlook than most because we never took the drastic hits that other markets have seen. In fact, prices have actually increased by 16% in the last year. Plus, the State and cities of Colorado have received many other awards, such as Colorado Springs being voted in the Top 25 Schools for 2007 and Top 100 Places to Relocate for 2008. Be sure to educated yourself by checking out the article in SmartMoney Magazine and sitting down with a real estate professional in your area to get an accurate assessment.

Downtown Jaywalking: Now, you can get hit from both directions!

As of early Monday morning (April 7, 2008), the "main drag" through downtown Colorado Springs (Tejon Street) has reopened to two-way traffic. This isn't a totally new venture since it was like this 37 years ago when the city decided that it was too timeconsuming to drive through downtown. So, they chopped up parts and pieces of the street into one-way sections and it was like a small rat race trying to make your way around. The nice thing was, jaywalking was simple! You just look one way across the three lanes and run. Now, it's a bit more complicated and feels more like "Frogger" minus the logs. I was driving downtown this morning on Tejon and noticed a couple of pedestrians making feeble attempts to cross the now very busy street. Afterall, that was the point of the change and officials expect traffic to increase from 7,500 cars per day to nearly 11,000.

After 6 months of a decrease, sales of existing homes in February finally showed a 2.9% increase nationwide. Most of the experts have said we'll have to wait out all of 2008 to see much of a major turn in the current trend, but we would all be happy to see "the experts" proved wrong.

Foreclosures in Colorado Springs: Know What You're Getting Into

Many people are asking me about buying Colorado Springs homes in foreclosure. Certainly, this can be a way to save money when buying a home but it may not be worth the headaches for the average buyer.

1) Prepare yourself for a long process
If you're on a "time deadline" of when you need to be in your next home, a foreclosed or bank-owned property may not be your best option. Often time, the loss mitigation officer at the bank will have to approve your offer. This could take anywhere from a few weeks to months...I've seen it take as long as 6 months. Plus, they may actually come back and ask for MORE money than you offered to cover their costs.

2) Prepare yourself that the property will probably need work done before you can move in.
Whether you do it yourself or have someone else do it, you're probably looking at some significant work that needs to be done after taking possession. Certainly, there are some foreclosed homes in El Paso County that are move-in ready, but chances are real estate agents have already bought those up, sometimes before they even go on the market.

3) Don't expect the "seller" to take care of any problems you find during the inspection period.
Although you still have the right to hire an inspector and access the house for inspection, in this case, the seller is the bank and most often they are selling the property "as-is" and refuse to correct any problems found during the inspection period.

With the Colorado real estate market the way it is here and pretty much nationwide (a buyer's market), you can find some great deals on homes and you don't necessarily have to look at foreclosed properties to find a bargain.

Keep in mind that in Colorado, the seller pays the commission of both real estate agents. If you have more time to wait, another option is building from ground up which allows you to select a lot and customize features, colors, and other options depending on the builder. It's important to know what features are standard and what things you're going to have to lay down some extra cash. Often times, model homes have many amenities that are not included in the base price. Even the lot you choose could add an extra cost to the price of your home.
There are many factors to consider when looking at buying a home, especially if you need to sell your home first. Contracts can be written with a contingency that you must sell your home before closing on the one you desire to purchase, but it can be complicated and must be done correctly.

Well, it started snowing today in Colorado Springs. It's such crazy weather here sometimes - it was probably 60 degrees this morning when I left the house, but now at 2:30, it's freezing outside and I'm wearing a short sleved shirt. Who knows - maybe we will have a white Christmas. For that reason, Colorado Springs is a great place to live - we always have the possibility of having a white Christmas and then sunshine the next day.

Last year, I was showing a buyer homes in the snow. I actually wrecked my car one day, trying to be the dedicated real estate agent. Thankfully, despite all the problems, I was able to close on a condo with that buyer at the end of January so my hard work paid off. Then, I had money to fix my car!

This year, I'm taking it a little easier and getting my Christmas shopping done early. I actually got all my gifts and had them wrapped 5 days before Christmas! That's a record for me.

Staged to sell

As I've mentioned before, we're definitely experiencing a "Buyer's Market" in Colorado Springs right now. There are currently over 7,000 active single family homes listed in the Pikes Peak MLS so if you're a buyer, that's good news. There's plenty to choose from and some homes are at a "reduced price" as seller's are doing their best to be the next sale.

So, what does a seller need to do in a market like this? One thing I recommend is staging a home. There are plenty of professional stagers who will come in and help you prepare your home to sell. This can be a scary venture for many people - they don't want some stranger telling them to take down decorations, rearrange furniture, and pull down their favorite wallpaper. The truth is, a good stager should be able to discuss and work with the seller so it doesn't feel like a judgement and criticism of the place they call home.

Professional stagers have the mindset of a buyer - remember, you want someone to walk into your home during a showing and feel like they could live there. This means the less personal items you have that portray who you are, the more a buyer might feel like it could be their future home:

1) Offensive decorations: taking down offensive decorations, posters, or artifacts that may turn off a potential buyer. These items could range from religious decor (such as crosses) to the MegaDeath poster hanging in your son's bedroom.
2) Photos and pictures: again, you're not trying to sell the buyer on your life or how cute your kids are, you're selling them your home.
3) De-cluttering: many of us have stuff, stuff, and more stuff. You don't want the house to feel cramped or cluttered, so often a stager might ask you to store furniture and other items in another location, perhaps even the garage.
4) Sensitive information: keep in mind that people will be walking through your home, including your office area, bathrooms, etc. Take the time to walk through and make sure you "hide" financial paperwork (credit cards, bank statements, etc), perscription medicines (this is the #1 item stolen from homes during showings), and anything else that has your name on it...let me say that again: anything else that has your name on it. There's no reason a buyer needs to know who lives there.
5) Clean like you've never cleaned before: Nothings worse than a potential buyer walking into your home and finding a filthy bathroom, dirty socks on the floor, or windows that they can't see through the dirt to find the yard. It's important to keep the house clean and organized during the showing period. Pay attention to details and keep it clean. This is especially important in the kitchen and bathrooms. Hire a maid if you have to, but get it done!
6) Curb appeal: Remember to keep the grass cut, trees trimmed, and touch up paint handy. It's crucial that the first impression captures the buyer. Make sure your house is ready to show, inside and out.

Rates for home stagers vary, but you can probably expect to pay $500 - $3,000. This may seem expensive, but keep in mind, it's a lot cheaper than dropping the price 2 months down the road when you're not getting anything but dead-end showings.

The key is you're competing with thousands of other listings and you want yours to create the "WOW!" factor.

Know the terms: Prorations

If you are buying or selling a home, something you should expect to see at your closing are prorations on your final documents. Prorations are basically credits or debits that "proportionally divide" various costs, bills, assesments, or taxes. Common prorations include property taxes, utilities, and homeowner association dues.

Since the seller lived in the home for part of the year there may be fees or dues that they have paid already which they should be reimbursed for. These could be monthly fees or annual fees. Often, HOA fees are paid in advance, so these would need to show as a proration in the form of a credit to the seller and a debit to the buyer for the remaining days in the month. Prorations can go the other way too - for instance, property taxes are paid in arrears (i.e. you pay 2005 taxes in 2006). So, the buyer would need the credit in this case. Since they will have to pay taxes down the road, they need a credit for the time the seller lived in the property for that year.

When calculating prorations, keep in mind that laws and calculations vary by state so talk with a real estate professional who is licensed in your area.

Colorado Springs continues to grow - take a look at the figures recently released.

Census 2000 Population Growth Over 1990

In 2000, the population of Colorado Springs was 360,890 people. Five years later, we made it to 369,156 and then in 2006 we reached 372,437. Keep in mind, this is just for Colorado Springs proper, not the surrounding communities such as Monument, Manitou Springs, and Fountain.

In fact, the areas that have grown the quickest in the past 6 years are Monument and Fountain. On the other end of the spectrum, Calhan, Cripple Creek, and Victor are down anywhere from 3-5%.

In my opinion, it's a great time to be living in Colorado Springs. We're seeing the growth that gives the city the ability to "be alive and thrive". Tax Breaks for a Home Business

Do you have a home based business or a home office? It definitely provides you with a lot of flexibility and probably saves you from going on to lunch everyday (like I do) and spending additional money. Another great savings can be the tax write-offs of a home office. But it's important to get a good tax professional that knows the tax laws and can knowledgeably advise you on how this home office could affect your taxes at the end of the year. The last thing you want is to get audited by the IRS and not have the proper records or to realize you've been claiming deductions incorrectly. For instance, did you know that if you sell the home you've been depreciating the space for your home office, the IRS requires that you "recapture" the appreciation? Basically, they don't want you to "double-dip" and get the write-off twice, so you'll need to adjust the profit you made from your house to make up for the depreciation write-offs for previous years. Certainly, I'm no tax professional so I can't stress enough the importance of getting professional advice. Here's a great article with 5 excellent points to get you started.

20/20 takes sides on Real Estate

If you happened to catch the latest edition of 20/20 on ABC, you saw the segment on real estate. It was a collection of all things real estate, from bad neighbors and finding bombshells in the front yard or your new home, to discussions about what makes a real estate agent worth the money. Well, I don't know if discussions is the right word - it was pretty one sided. It was more of the producers of 20/20 trying to push an agenda of getting home buyers and sellers to boycott using agents and trying to convince the public they could do this on their own and save lots of money. The truth is, you can do it on your own. But it's just like the fact that you pay movers to move you stuff. Why? It's not that you can't do it, but you don't want the headaches and hassle of handling it yourself and it's worth the money to NOT do it yourself. Plus, when you hire a real estate agent, you're hiring someone who understands the paperwork, market, and laws that you're not familiar with and probably don't have time to learn. Why would you want to be personally liable if something gets screwed up with the deal? That's why agents have the training and expertise. Anyway, I was disappointed with the 20/20 special, but I suppose everyone's profession is picked on at one time or another. I think the thing that disappointed me the most was the generalizations they made about "all Realtors being dishonest" and "only in it for the money and the sale". I'll be the first to admit, there are definitely those agents out there, but how dare them label us all that way! I pride myself on my honesty and integrity so that was hard to hear.
All that said, I hope you'll seriously consider using an agent when you are thinking of selling your home. At very least, interview some agents and see what they have to offer. And, as always, I would love to be the one to help you.

Attention Colorado Seniors Over 65 - Senior Tax Exemption!

If you:
1) are a senior (over the age of 65) living in El Paso County
2) have lived in the same house for 10 years or more...

you could save significant money on your taxes!

No, I'm not trying to sell you anything. It's an exemption you can claim on your taxes which was just reinstated in 2006. The program was suspended in 2003 because of a shortage in state funding but it is available again.

Here's how it breaks down: Tax bills are cut in half for the first $200,000 on your residential property. So, if your home is worth $180,000 your tax bill would be calculated based on $90,000 instead.

You have to act quickly though. In fact, you've already missed claiming it for the 2006 tax year. However, you still have until JULY 15th to apply for the exemption for the current tax year, payable in 2008.

The best part is, once you're approved, you'll automatically receive the exemption in subsequent tax years unless the Legislature pulls the funding.

It's amazing what people DO to the home before they leave and what they LEAVE before they go. I've run across some pretty disgusting things, but I think this one takes the cake:

Spending money...for the same results?

Well, if you live in Colorado Springs and drive Garden of the Gods, it's been a lingering question in your mind: "Can I turn onto Rusina Road off Garden of the Gods?" It's an awful interesection and many people headed westbound on Garden of the Gods cut across the solid white line to turn right on Rusina. It's the access road to hotels, restuarants, and the Pinecliff subdivision. The intersection is poorly marked and many accidents have already happened. G of G drivers wanting to exit Rusina have to cut off drivers exiting from I-25. What's strange is CDOT just rebuilt this interesection...exactly like it was before...? WHY? This intersection has always been a problem and they had the opportunity to fix it. Apparently, according to article in the Gazette newspaper and CDOT employees, it's illegal to turn there from G of G. Which means, that anyone who wants to access those hotels and restuarants has to drive right past them, turn at Chestnut, and make the full loop back around. Now (surprise, surprise) there's a battle going on about how to resolve this issue. Check out the full article for more info, but for now, don't make the illegal turn unless you want a ticket or a serious accident. Who knows why we spent the taxpayers money to redo an intersection and not correct a major problem.

Which should you buy?
It's a toss up when you're ready to buy a home. Do you go with a town home or a traditional single family home? Honestly, it matters on your lifestyle and needs. I was formerly a sales manager for a publishing company and I would travel almost 50% of the time. I wasn't married (in fact, I'm still not married) and didn't need much space. Plus, the last thing I wanted to do when I was home between trips was mow the yard, fix the fence, shovel the driveway, etc. So, a town home was a great fit. The downside is you're paying someone else to maintain the outside and you usually have limited or no yard space. Also, depending on the association, you may not have a garage or even covered parking.

What are Association dues?
These are usually monthly dues that can run from $80 to $300 some dollars on average in Colorado Springs (that's in addition to your monthly mortgage payment, so you definitely want to consider these costs as your looking at buying). These dues typically pay for exterior maintenance including keeping up common areas like swimming pools, grassy areas, parking lots, clubhouses, etc. Also, many times these dues pay for services such as shoveling walks in the winter, lawn maintenance, and sometimes even trash removal. It's important to check with individual associations to see what your dues cover and how often you're required to pay dues. By the way, it IS important that you pay these dues because the association can actually put a lien on your home if these go unpaid, which could ultimately lead to foreclosure.

What about insurance and taxes?
Property taxes are usually lower on a town home as well as your homeowners insurance. But, again, you're often sharing common areas with neighbors and have adjoining walls. Your insurance is basically like a "renter's insurance" policy because it's only insuring the interior and your possessions. Your HOA (or Homeowners Association) typically has a separate insurance company to cover claims for the exterior and common grounds, such as hail damage or if someone is injured on the property.

So what's the difference between a condo and town home?
Basically, in a condo situation you own the space in which you live, inside your walls and nothing else. That's why condo units are often many floors with units all around you.
In a town home you actually own the space inside your walls and the ground land your town home sits on. You won't have other units above you, buy will often still have connecting walls.

The best advice I can give you is check the documents provided by the HOA to figure out specifically what you are responsible for, what you own, and what your dues cover.
When you live in an association, you are a member of that association and are governed by the rules and regulations set up by the Board and homeowners. You also have an option to join that board and/or attend board meetings if you want a more active role in your community.

Well, I knew Colorado had a lot to offer, but now we know one more perk about living here. A study was done using data from more than 450,000 people and they found that people enjoy the longest lives in Hawaii, New Mexico...and that's right, Colorado. We also received Honorable Mention in this study for having the best attitude on aging. On the flipside, if you want to be in a State with a lower life expectancy, move to Kentucky...I'm not making this stuff up! Look at the report!

I read the Gazette newspaper this morning and saw the article called "Ripples: Gas Prices Send Waves Through the Economy" and it was an eye opener. I'm sure no one's really happy about the crazy increase in gas prices, but there are people benefiting from it. Personally, I drive quite a bit being in real estate, from showing people around to filling sign boxes with more marketing fliers, I put some decent miles on my car. Perhaps I should start showing people around on my motorcycle? But despite my frustration, some business owners are very happy such as bike shops, compact car salesman, and scooter/motorcycle salesmen. I can't say I'm thrilled about the high prices because it cuts directly into my income. All the same, I'm dedicated to serving the customer first, which means I'll probably continue to drive potential buyers around in my car rather than asking them to put on a helmet and hold on.
